THE PROPERTY - Manor Farmhouse comprises of three buildings. Located in idyllic Kent Village in 2 acres of grounds surrounded by Apple, Cherry and Pear orchards and has an outdoor heated swimming pool. The accommodation comfortably sleeps 18 guests providing 10 bedrooms, 5 bathrooms and 3 shower rooms.

The main farmhouse is a traditional 15th Century thatched timber framed property with 3 double bedooms, 1 single sleeping 7 guests along with 2 other characterful properties: Stable Cottage with 3 double bedrooms,sleeping 6 guests and The Barn with 2 double bedrooms and 1 single, sleeping 5 guests. This also contains the leisure complex. There is a Cinema room seating 18. This is a perfect location for a family gathering to celebrate a special milestone or just to get together for a relaxing summer break.

LOCATION : Situated in the midst of the charming village of Milstead, nestled between the Church of St Mary and the Holy Cross, the Manor House and the village cricket green. This area of the north downs which is classified as an Area of Outstanding Natural Beauty, also known as the Garden of England. The town of Sittingbourne is 3 miles distant, whilst the medieval market town of Faversham and Cathedral city of Canterbury are within a 20 min drive. It is also very conveniently located for access to and from Europe with the Eurostar and Channel Tunnel approximately 25 minutes drive, making Manor Farmhouse a popular starting point for a lot of guests from Europe. London can be reached within an hour by train from Sittingbourne. Famous castles, such as Leeds Castle, Bodiam are all within easy reach as is the beach at Witstable about 15 miles from the property. Gatwick Airport is 45 minutes' drive away.

Manor Farmhouse (Sleeps 18) is let from Saturday to Saturday (Short breaks also available upon request) , keys are made available from 3.00pm onwards on the first day of your holiday and the property is to be vacated by 10.00am on the last day of your holiday.

LUXURY SELF CATERING FOR 18 GUESTS IN KENT: Manor Farmhouse comprises of three buildings in 2 acres of grounds. Manor Farmhouse is approached through electric gates into a large courtyard around which are arranged The Farmhouse, Stable Cottage and The Barn. There is a leisure complex within The Barn which consists of a billiard room with snooker and pool balls, a library and sauna. On the first floor is a cinema room seating 18 with a large flat screen surround sound TV, DVD, CD, Laser Disc, VCR, Stereo. There is an outdoor heated swimming pool set within a sunken walled garden (heated between 1 May and 30 September). The property has beautifully landscaped gardens with a water feature and views to the village cricket pitch and adjacent orchards.

Manor Farmhouse is beautifully presented and has Oil central heating, 3 woodburning stoves. Electric hob and oven, microwave, fridge, freezer, dishwasher. 42 inch flat screen TV in drawing room with freeview box and 18 inch TV in kitchen.

FEATURES : Thatched roof. Both the drawing room and dining room have solid oak flooring and exposed beams.

DRAWING ROOM - Entrance hall, drawing room with two fireplaces with wood-burning stoves. The main staircase to the first floor leads from the drawing room.

DINING ROOM FOR 18 - Dining room with seating for 18 with wood-burning stove and former bread oven

KITCHEN - The kitchen/breakfast room with small table seating 6 has an oil-fired cast iron range, and to the rear, a seating area and a door leads outside.

MASTER BEDROOM WITH ENSUITE BATHROOM - A secondary staircase leads to the first floor: Landing, master bedroom with 5' double bed, with en-suite bathroom with corner bath.

DOUBLE BEDROOM WITH ENSUITE BATHROOM - Double bedroom with 5' double bed with en suite bathroom.

Stable Cottage is beautifully presented and has Gas fired central heating. Electric hob and oven, microwave, fridge, freezer, dishwasher, washing machine, tumble dryer. Flatscreen TV.

Stable Cottage comprises: Vaulted reception area and open plan kitchen/dining area seating 6.

Master bedroom with 6' zip and link bed with en suite wet-room, double bedroom with 5' double bed, double bedroom with 5' double bed, bathroom.

All bedrooms have French doors that open out on to the wrap round deck.


THE BARN (SLEEPS 5)

The Barn is beautifully presented and has Gas central heating. Electric hob and oven, microwave, fridge, freezer, dishwasher, washing machine, tumble dryer.

Large projection TV with Sky package. Broadband available at no extra cost.

The Barn comprises: Ground Floor: Hall, dining area seating 6. Doors lead to the library which in turn leads to the billiards room.

There are two shower/changing rooms, a kitchen/breakfast room with utility area, a double bedroom with 6' zip and link bed with sauna, study with door leading to the deck.

Opposite the main reception hall are another set of doors leading to the main decked area with garden furniture.

First floor: Double bedroom with 5' double bed, single bedroom with 3'4'' single bed, bathroom with jacuzzi bath.

AUGUST 2009 - Just an email to say what a wonderful weekend we had at your house. What a beautiful place, which far exceeded our expectations. Everything was in order and I will be telling anyone who is looking at going away about it. The only suggestion I have is, perhaps taking a few more photos for your website, as I didn't think it they do the place much justice, but that's only a thought. I will be in touch if we ever head back down to Kent again.

APRIL 2010 - We were celebrating a diamond wedding anniversary a PHD and an engagement, 18 of us at maximum - all finding the 3 houses incredibly well equipped beds so comfortable duvet and pillows a luxury! Ages ranging from 13 to 87 and we had a great time. An incredibly well equipped house with everything in immaculate condition all in a beautifully cultivated setting. The interior warmth was very welcome in contrast to the chilly breeze outside. Beds were conducive to deep untroubled slumber, and all the rooms were most stylishly equipped - all most intriguing in sum producing a delightful holiday. Beautiful buildings and lovely gardens. We had a lovely few days with all the family, we would love to come back again soon.
