Valley Villas is a family run holiday cottage agency managing and representing a select portfolio of holiday cottages in the Westcountry since 2000. In the last 9 years Valley Villas have developed a good network of local area contacts to offer the very best possible personal, professional holiday letting service to both our existing holiday home owners and new clients. We aim to give your holiday home the best exposure to maximise lets. Valley Villas offers holiday cottage owners a bespoke turn-key holiday home management service. From turn-key holiday home management including caretaking, changovers, letting and management for owners who live far away from their holiday home to a tailored holiday letting service for owners wishing to let their properties part time or use the holiday home for themselves, family and friends out of season.

HOW MUCH COULD I EARN FROM MY PROPERTY?
This depends on a number of important factors including the size of the holiday property, standard of equipment & furnishing, location, views and of course demand. Valley Villas carefully assess each and every holiday home on its own merit and places it in an appropriate price band to maximise the number of bookings whilst acheiving an optimal amount of income for the owner.

HOW DO I RECEIVE MY MONEY?
All of our owners receive payment for bookings within seven days of each and every holiday let. Valley Villas owners have the peace of mind of knowing there is a regular cash flow for them. Valley Villas policy of paying our owners on a weekly basis once the holidaymaker has taken the holiday is a highly regarded part of our service.

HOLIDAY HOME INSURANCE, FIRE RISK ASSESSMENT, ACCESS STATEMENTS & ANNUAL PAT TESTING
Valley Villas Sales Advisors can offer useful advice on holiday home insurance, fire risk assessment, access statements and annual PAT testing at their properties (a legal requirement when offering a property as a holiday let).

CAN I USE THE PROPERTY MYSELF?
Yes, we encourage holiday home owners to use their holiday homes, especially out of season. Our standard contract allows a minimum of 8 weeks per year, but to ensure you receive the highest income on the property only one week should be taken in July or August. Of course, we are happy to discuss individual owners particular requirements and offer a bespoke letting service to suit your needs.

ARE THERE ANY SET UP COSTS TO ME?
Valley Villas do not charge a set up charge or joining fee, however owners pay (optional) for the Quality in Tourism/Visit Britain official inspection and star rating certificate for their property. The inspection is administered through Valley Villas and our owners benefit from a reduced price as the official inspector is accompanied by one of our sales advisors.

PREPARING YOUR PROPERTY
(Optional by owner) Properties can be submitted for grading & star rating by the official Quality in Tourism / Visit Britain Inspectors. This ensures a credible and consistant quality standard for prospective guests. Valley Villas can provide assistance and advice on standards of presentation, furnishing & equipment required. At our pre-inspection visit to your holiday property we can provide an official booklet detailing requirements or you can order direct from Visit Britain.

PROPERTY MANAGEMENT
Valley Villas can arrange for our recommended professional Holiday Let Management company to visit your holiday home for a quote on managing your holiday home changeovers and caretaking throughout the year. We ask our owners to ensure that their property meets the expectations of holiday guests. Some of our owners employ a local caretaker or property manager to ensure the property is cleaned and presented to a high standard upon arrival, with a local caretaker contact number available to guests during their stay should there be any unforseen problems during their stay. Valley Villas can provide guidance and advice on this important aspect of holiday letting.
