Kingsand is on the south eastern tip of Cornwall adjoining Cawsand village on the Rame Peninsula. It is a former fishing village with tiny streets and little traffic. There are lots of rock pools with swimming from safe, clean beaches. Sailing and boating are popular in the sheltered bay and there is excellent fishing from the rocks for bass and mackerel. There are four pubs/restaurants, a couple of tea shops with great Cornish ice-cream next to the beaches, a gift shop, post office and a general stores open 7 days a week. Kingsand & Cawsand are in a conservation area of outstanding natural beauty, with quiet secluded beaches, magnificent scenery & spectacular walks. There are a lots of long & short walks. Kingsand is on the Coastal Path, which winds its way through the 800 acre Mount Edgcumbe Park adjoining the village. The coast, one of the most beautiful in Cornwall, has the South Cornwall Coastal Path as its companion, so that there are excellent walks of any length in all directions. One runs through the eighteenth-century Mount Edgcumbe Park, with Gothick ruins, poets' seats, Roman arches, pagan wells and other delights, and cream tea in the Italian Garden at the end. For military fans there are Georgian and Victorian coastal fortifications all around. For botanists one of these is now a nature reserve, where you find orchids. Best of all are the beaches, where you can swim, read or watch the shipping in Plymouth Sound, while children will occupy themselves from dawn to dusk in the rock pools.

ACCOMMODATION DETAILS

Algoma Cottage Sleeps 10-15 Guests (+ 1 Pet) and is let from Saturday to Saturday, keys are made available from 3.30pm onwards on the first day of your holiday and the property is to be vacated by 10.30am on the last day of your holiday. Algoma Cottage is a luxury seaside holiday property with panoramic sea views from the kitchen, lounges & some of the bedrooms. There are real coal fires plus central heating. It is just a couple of minutes walk to Kingsand beach from Algoma Cottage.

LOWER GROUND FLOOR - (Accessed by feature wrought iron sprial staircase.)

FAMILY BATHROOM 1 - Large family bathroom with freestanding claw footed Victorian-style feature bath with shower attachment, basin, mirror & WC. Towels are provided and included in the rental tariff. There is a washing machine/dryer (as well as a rotary washing line in the courtyard).

DOUBLE BEDROOM - Well presented double bedroom with double bed, bedside tables, lamps, built in wardrobe, occasional table, Television (14"). Bed linen is provided and included in the rental tariff.

ENCLOSED REAR COURTYARD - Surrounded by a high traditional white-washed Cornish wall, decked patio area (also accessed by glazed door from the kitchen), wooden patio set for dining alfresco.

GROUND FLOOR - (Solid Oak Flooring throughout)

DINING ROOM - Large dining room with feature fireplace (real coal fire) with coal bucket and companion set, ornamental mirror over, welsh dresser, chandelier, large wooden dining table (seats 10-12 comfortably), occasional table with TV / DVD & Video.

KITCHEN - Bright and airy kitchen with glazed door opening to rear court yard with timber decked patio area with wooden patio set for 8-10. Range of white panelled fitted units plus centre island with worktop/breakfast bar, electric oven with ceramic hob, dishwasher, fridge, freezer, microwave, toaster, kettle and an ample supply of cutlery, crockery, pots and pans. Chandelier, feature fireplace (real coal fire) with ornamental mirror over, built in display cabinets with lights..

W/C - Ground floor W/C with wash basin

TV/DAY ROOM WITH WINE BAR - Light and airy day room with feature vaulted ceiling, bar, wine fridge, dishwasher, selection of wines (honesty bar), wine glasses, bar stools, expresso coffee maker, wall mounted 32" LCD TV with Sky Channels, DVD & CD, comfortable suede L shaped corner sofa (including double sofa bed) and leather chair with foot stool, occassional table, picture window with sea views. There is a wrought iron feature spiral staircase down to the lower ground floor.

FIRST FLOOR

MASTER ENSUITE BEDROOM - Well presented spacious master bedroom with chest of drawers, double bed, single Z bed, bedside tables, lamps, 21 " TV, mirror. Large ensuite shower with basin & W/C. Bed linen is provided and included in the rental tariff.

DOUBLE ENSUITE BEDROOM - Well presented double bedroom with buit-in wardobes and cupboards, double edwardian-style brass bed, large picture window with sea views. bedside tables, lamps, 14" TV, bedroom chair, feature fireplace with mirror over. Small ensuite single shower with basin & W/C. Bed linen is provided and included in the rental tariff. SECOND FLOOR

LOUNGE - Well presented lounge with picture sea view window, leather chesterfield sofas (including double sofa bed), built in book cases with a selection of books, TV with Sky channels, DVD, C/D, feature fireplace (working coal fire) and glass top coffee table.

FAMILY BEDROOM - Two 2' 6" single beds and 2' 6" bunk beds. Bed linen is provided and included in the rental tariff.

FAMILY BATHROOM - Large family bathroom, very light and airy with velux window and vaulted ceiling. Bath with shower over,, wash basin, W/C. The provision of towels for guests is included in the rental tariff.

BED LINEN - The provision of bed linen for guests is included in the rental tariff for 10 guests. For additional guests available to hire at £10 per person.
